Building guidelines apply to the Treendale Estate
to ensure a high standard of housing is maintained within the estate.
A summary of those guidelines is shown below however for full details
please download and refer to the annexures ‘A’ and
‘B’.

Minimum size for home is 150
square metres which excludes porches, carports, garages, verandahs
etc.
- All homes must incorporate double, side by side
carports or garages.
- All external walls must be constructed of concrete,
clay bricks, limestone or similar material finished in face brickwork
or render, or other products approved by the seller.
- A minimum 25° pitch roof on all homes, garages
and carports.
- Acceptable roof materials are clay or concrete
tiles, slate or non-reflective colorbond metal roofing
- Crossover and driveway must be completed before
occupation.
- Crossovers and driveways on Traditional lots
are to be of brick paving unless otherwise approved by the seller.
- Crossovers on Parkland blocks are to be of brick
paving.
- Driveways on Parkland blocks are to be of hotmix
unless otherwise approved by the seller.
- Outbuildings which exceed 20 square metres or
2 metres in height must be built of external materials to match as close
as possible both the walls and the roof of the residence. Outbuildings
less than 20 square metres and 2 metres in height must be built of materials
to match the residence or of non-reflective materials.
- Air conditioning or cooling units must be of
a similar colour to the roof. Where possible they should be positioned
or screened from public view. Any covers shall match the roof colour
where possible.
- Solar hot water units must be integrated with
and match the roof profile and pitch of the dwelling.
- No advertising or business signage shall be
placed on the property within 18 months after settlement.
- All washing lines and rubbish bins to be screened
from public view.
- A completed residence shall not be used for
display purposes without the written permission of the seller.
- Carrying out any repairs or restorations of
any motor vehicle, boat, bus, trailer, aircraft or any other vehicle
is prohibited unless screened from public view. Vacant lots can not
be used for storage of building materials or unsightly objects.
- All commercial vehicles including caravans,
boats etc shall not be parked or stored on a property unless contained
within a garage or screened from public view. Commercial vehicles greater
than 3 tonne tare weight requires shire approval.
- Network cable for television, satellite and
broadband internet has been installed by the sellers to the Treendale
Estate. It is not considered necessary to erect outside television antennae,
which are prohibited under the restrictive covenants. See annexure ‘A’
for more details.
- A licence is required from the responsible authority
before a bore or well can be constructed. The issuing of a bore or well
licence is not automatic.
- Treendale adjoins the Wardani Nature Reserve
and to assist in the conservation of native fauna in the unique Treendale
environment it is recommended that the owners of cats either keep these
pets within the dwellings at all times or place a small bell on the
cats collar to thwart the cats predatory instinct. Likewise dogs should
be kept on leads at all times in public areas to avoid injury or distress
to the large resident kangaroo population that frequent Treendale.
